The first completed building of the Glassworks Campus, a new enterprise and innovation district in Waterford.
Building One is the flagship office building in a 37-acre regeneration of the former Waterford Crystal site, next to SETU and key transport links. It provides approximately 80,000 sq ft of Grade A office accommodation and is the first completed phase of a wider mixed-use enterprise and innovation district.
Design
The building is arranged over four principal floorplates with a clear, rational structure, so occupiers can configure the space to suit different ways of working. A high-performance glazed façade with aluminium framing balances daylight with environmental control, and a double-height entrance lobby gives the building a strong civic presence. Inside are open-plan offices, meeting and collaboration spaces, reception and amenity areas, and end-of-trip facilities with showers, changing rooms and cycle storage.
Sustainability
Building One was developed in line with LEED accreditation principles:
- A high-performance envelope with enhanced insulation and airtightness
- Energy-efficient mechanical systems using heat pumps
- An intelligent Building Management System
- A façade designed to maximise daylight
- EV charging and sustainable transport provision
The campus
Set in a landscaped public realm, the building encourages movement across the campus and outdoor working. It leaves room for future mixed-use innovation facilities that strengthen the links between SETU, industry and research.
